No.1前海中集國際商務(wù)中心

Qianhai CIMC International Commerce Center

Shenzhen, China | 深圳,中國

前海中集國際商務(wù)中心位于前海片區(qū),而前海片區(qū)則是國家大灣區(qū)戰(zhàn)略的核心區(qū)域。在5.5萬平米的建設(shè)用地上未來將建成總建筑面積近45萬平米,集辦公、商業(yè)、公寓、企業(yè)總部于一體的大型城市綜合體。CRTKL在此項目中的設(shè)計重點在于塑造系統(tǒng)、多層次的城市公共空間并將其與地塊內(nèi)部及地塊周邊豐富的自然景觀資源聯(lián)系起來,強調(diào)城市公共活動對不同屬性的建筑功能的支持與聯(lián)系,將景觀資源不僅從水平方向上更是從垂直方向上引入建筑內(nèi)部,面向公眾打造24小時開放、系統(tǒng)、一體化的城市活動空間。地塊內(nèi)豐富的商業(yè)業(yè)態(tài)與戶外活動空間的結(jié)合可以承載豐富的市民活動,最終為前海提供一處幸福生活的目的地。

Qianhai CIMC International Commerce Center is located in Qianhai District, which is the core area of national Greater Bay Area strategy. A large urban complex with an overall floorage of nearly 450,000 square meters will be built on the construction land of 55,000 square meters in the future, integrating offices, business, apartments and corporate headquarters. In the design of this project, CRTKL focuses on shaping a systematic and multi-layered urban public space, connecting it with the abundant natural landscape resources in and around the plot, emphasizing the support and ties of urban public activities to the architectural functions with different properties, introducing landscape resources into the interior of the complex from the horizontal and vertical directions, and creating a 24-hour open, systematic and integrated urban activity space for the public. By combining rich business forms with outdoor activity spaces in the plot, the complex can carry diverse civic activities, and finally serve as a happy life destination in Qianhai.

Gemdale Viseen Tower

深圳金地威新中心位于中國南硅谷高科技企業(yè)總部深圳科技園,位于南山高新區(qū)東南角。三期的設(shè)計結(jié)合打造了一個“綠色、健康和高科技”的科技園。金地威新中心由兩座超高層5A級寫字樓、裙樓、智能辦公空間和可持續(xù)生態(tài)系統(tǒng)組成。切合綠色辦公、智慧辦公和地標(biāo)辦公的未來趨勢,該項目采用“芯立方”和“盒體”設(shè)計,打造出卓越的社交和商務(wù)空間。

Located in the Shenzhen Science and Technology Park, the high-tech enterprise headquarters in South China’s Silicon Valley, Gemdale Viseen Tower is located on the southeast corner of Nanshan High-Teck Zone. Our Phase III creates a “Green, Healthy and Hi-Tech” science park through providing Central Green Park, a Sports Center, and series vertical urban public space. Gemdale Viseen Tower consists of two super-high-rise 5A-class office buildings, podium office, intelligent office spaces and a sustainable ecosystem. In line with the future trends of the green office, intelligent office and logo office, the project uses the "cube" and "box" design to create impressive social and business spaces.The project won 2022 CTBUH Award of Excellence - Best Tall Building (200-299m).

Zhangjiang Science City Sub-Center

陸家嘴集團的上海張江科學(xué)城項目位于上海浦東張江城市副中心,CRTKL設(shè)計了核心區(qū)73#和74#地塊,占地面積2.68公頃,總建筑面積17.7萬平方米。建筑圍繞主題“云游空間SpaceX”,將為人們提供高質(zhì)量、高度時尚、未來主題、強調(diào)以豐富空間體驗為目標(biāo)的一站式中高端大型購物中心,面積達10萬平方米。

我們將為未來商業(yè)探索一種充滿無限可能性的空間。而“云”和“SpaceX”均有空間、體驗、氛圍多變、無限可能的意思,為高科技與未來的代名詞。在“SpaceX”里,我們會運用富有人性化的設(shè)計手法把科技元素?zé)o縫的鏈接到建筑、室內(nèi)、體驗和業(yè)態(tài)里。通過立體三維串聯(lián)起來的六大亮點主題空間(共享客廳、張江藝廊、未來浮島、音樂階梯、天幕花園和天空之城),打造一系列從地鐵站到達就開始的豐富體驗空間,開啟屬于未來的探索之旅,讓人們的各種感官都被四周氛圍及活動所感染,沉醉在一個仿佛沒有邊界的動態(tài)世界里,注意力長時間被吸引。結(jié)合靈活豐富的商業(yè)與多功能空間布局、極具創(chuàng)意的招商策略、充滿未來感的創(chuàng)新立面、立面LED燈光變化等,CRTKL傾力攜手陸家嘴集團,將張江城市副中心打造成未來之城的城市名片。

The Zhangjiang Science City Project, owned by Lujiazui Group, is located in Zhangjiang Sub-center, Pudong New Area, Shanghai. CRTKL designed 73# and 74# plots in the core area, with a floor area of 2.68 hectares and an overall floorage of 177,000 square meters. Highlighting the theme of "SpaceX in the Clouds", the building, covering an area of 100,000 square meters, will provides the local residents a one-stop, high-end, fashionable, avant-garde shopping mall that aims to deliver rich space experience.

We are exploring a space full of infinite possibilities for business in the future. Both "Cloud" and "SpaceX" have such connotations as space, experience, changeable atmosphere and infinite possibilities, which are symbols of high technology and the future. For "SpaceX", we will leverage humanized design techniques to seamlessly link technological elements to buildings, interior, experience and forms. Six three-dimensional highlight spaces (Shared Living Room, Zhangjiang Art Gallery, Future Floating Island, Music Ladder, Sky Garden and Sky City) deliver a series of experience for people when they step out of the subway station, a journey of discovery belonging to the future for them, engaging them with the surrounding atmosphere and activities and indulging them in an endless, dynamic world. By creating flexible and rich business scenarios, multi-functional spatial layout, innovative investment-attracting strategy, innovative facades of futuristic sense, changeable LED light on the facade, CRTKL will join forces with Lujiazui Group to build Zhangjiang Sub-center into a city card of the future city.

Shanghai Overseas Center

上海中海中心位于上海副中心的核心地段,是上海市中心目前最大的舊城改造項目,也是中海集團在中國的最高配置綜合體。項目總體包括了15萬平方米的購物中心,2座高200多米的地標(biāo)型國際甲級寫字樓以及總體量約5.7萬平米的山姆會員店。CRTKL設(shè)計上海中海中心的理念為“歲月流光 · 變幻無窮 · 快樂之境”,旨在從品牌概念、平面和空間規(guī)劃、立面設(shè)計等多層面進行綜合打造,為真如副中心創(chuàng)造一個“揉合了地區(qū)歷史記憶與周邊自然生態(tài)景觀”的“Modern Fun”商業(yè)地標(biāo)項目。

設(shè)計結(jié)合500年古銀杏樹、真如港、真如古寺、城市綠廊等文脈資源,充分實現(xiàn)“把真如的人文歷史韻味結(jié)合到現(xiàn)代商業(yè)空間中”, 構(gòu)建了“銅川漁樂、真如夕照、天空食集、銀杏聽風(fēng)”等沉浸式商業(yè)與景觀空間,在商業(yè)空間中展現(xiàn)地域特色文化的魅力。立面及內(nèi)部中庭空間設(shè)置巨幅光電LED媒體屏,利用體感交互裝置增強趣味性,形成多個網(wǎng)紅打卡點。由此,“歷史空間城市更新+ TOD商業(yè)+城市綠廊綜合開發(fā)+SAM倉儲會員店+國際化現(xiàn)代商業(yè)場景”,讓上海中海中心成為上海內(nèi)中環(huán)之間商業(yè)規(guī)模最大,復(fù)合度最高的商業(yè)綜合體之一。它將攜同商圈內(nèi)其他新生代項目,為更具有規(guī)劃及后發(fā)優(yōu)勢的真如,夯實升級版城市副中心的范例。

Shanghai Overseas Center, located in the core area of Shanghai Sub-center, is so far the largest urban renewal project in the downtown of Shanghai, and is also the highest configuration complex of COLI in China. The project includes a shopping mall of 150,000 square meters, two landmark international Grade-A office buildings with a height of 200+ meters, and a Sam's Club with a total area of about 57,000 square meters. The design philosophy of Shanghai Overseas Center is to create a "lasting, diversified and enjoyable space", and to build a "Modern Fun" commercial landmark in the Zhenru Sub-center by "integrating the historical memory and the surrounding landscape" with the CRTKL brand concept through planar and spatial planning and facade designing.

Leveraging such cultural resources as 500-year-old ginkgo trees, Zhenru Port, Zhenru Temple, and green urban corridors, the design has created a modern commercial space that features such views as the seafood market on Tongchuan Road, the Zhenru Sunset, the Hunter Gatherer, and the Wind under the Ginkgo Trees", integrating "history and humanism into the commercial atmosphere" and highlighting the regional culture. The facade and the inner atrium space are decorated with huge LED screens to create interesting and popular selfie spots using somatosensory interactive devices. Hence, by renewing the historical urban space, developing TOD business, making use of the green urban corridors and creating a Sam's Club in a modern international business scenario, we have made UniPark MAX a commercial complex with the largest size and the highest multiplicity in the area between the inner ring roads of Shanghai. This complex, together with other new projects in the business area, will set an example for upgraded urban sub-centers that enjoy a late-mover advantage with its planning.

Beijing Dongzhimen Project Renovation

北京東直門綜合體是一個集辦公、酒店、商業(yè)、住宅、城市交通樞紐于一體的城市綜合體改造項目。作為一個改造項目它具有其復(fù)雜性與獨特性,同時也為CRTKL提供了超大型綜合體續(xù)建及改造的寶貴經(jīng)驗。

北京東直門綜合體位于東二環(huán)核心地段,雖然它有著近60萬平米的巨大體量,但是近十年的爛尾閑置帶來了一系列現(xiàn)狀條件與未來使用功能的不相匹配,同時設(shè)計規(guī)范的變更也為改造設(shè)計帶來了巨大的挑戰(zhàn)。在本項目的設(shè)計中CRTKL希望通過“氧吧”的概念向公眾傳達一份健康生活的理念。通過設(shè)計重點打造的二層滿鋪屋頂花園綠地空間,在高密度的城市中心區(qū)域為北京市民提供一處天然的生態(tài)氧吧,在內(nèi)部功能組織上重點打造豐富、各具特色的城市開放空間,利用這些特色空間將作為國門建筑的兩座超高層雙塔甲級辦公,五星級萬豪酒店,高端奢華住宅以及近20萬平米的購物中心等不同屬性的業(yè)態(tài)功能有效組織成一個整體,與公交總站,機場航站樓共同打造首都TOD超級綜合體。

Beijing Dongzhimen Project is an urban complex renovation project integrating offices, hotels, business, residences and urban transportation hub. As a renovation project, it has its complexity and uniqueness, and it also provides CRTKL with valuable experience for the continued construction and renovation of a super-large complex.

Beijing Dongzhimen Project is located in the core area of East 2nd Ring. Although it has a huge volume of nearly 600,000 square meters, its unfinished and idle state has brought a series of mismatches between current conditions and future use functions in recent ten years. Moreover, the change in design specifications has also posed a great challenge to the renovation design. In the design of this project, CRTKL hopes to convey the idea of a healthy life to the public through the concept of "oxygen bar". The design focuses on creating the green public properties of a two-story roof garden inside the plot, and providing a natural ecological oxygen bar for Beijing residents in the high-density downtown. In internal functional organization, CRTKL lays emphasis on building rich and distinctive urban open spaces, and effectively organizing the business functions of different properties with an iconic high-rise Grade-A office twin towers, a five-star Marriott hotel, high-end luxury residences, and nearly 200,000 square meters of shopping mall into an integral whole by using these characteristic spaces. Together with the bus and the airport terminal, CRTKL aims to create a TOD super mixed-use complex in the capital.

重慶中國摩購物中心位于山城重慶保稅區(qū),是美國三五集團攜帶Mall of American的成功經(jīng)驗在中國的首次實踐。中國摩總體地上商業(yè)面積約23萬平方米,包含一個3萬平方米的尼克主題樂園,內(nèi)有數(shù)座過山車及其他各種娛樂設(shè)施,以及20萬平米商業(yè)。結(jié)合地形特點,我們采取了“三首層”概念,順應(yīng)地勢的地下空間開發(fā),取得設(shè)計與經(jīng)濟利益之間的完美平衡。

我們致力于通過城市設(shè)計創(chuàng)造積極的城市界面,永葆街區(qū)活力。規(guī)劃布局采用多元立體的設(shè)計策略,開發(fā)多層次、靈活有趣的復(fù)合城市空間。中間設(shè)計多重能量中心,20萬平米商業(yè)在每個分區(qū)均設(shè)不同主題空間,結(jié)合國際知名的尼克樂園創(chuàng)造極致的感官體驗,日與夜的歡樂暢游,打造亞洲的拉斯維加斯式主題商業(yè),使每一位游客都感嘆驚奇,創(chuàng)造強IP娛樂主題的新一代商業(yè)模式,成為重慶乃至整個中國的主題娛樂綜合體新典范。

Located in Chongqing Free Trade Zone, Chongqing China Mall is the first practice of Triple Five Group in China with the successful experience of Mall of American. China Mall has a total aboveground commercial area of about 230,000 square meters, including a 30,000m2 Nickelodeon theme park with several roller coasters and other entertainment facilities, as well as a 200,000m2 commercial area. By leveraging the graphical features, we adopted the concept of "three first floors" to maximize the development of underground space, and to strike the perfect balance between design and economic benefits.

We're committed to creating positive urban interfaces through urban design and keeping the neighborhood alive. As a general layout principle, an inclusive, multi-dimensional design strategy has been adopted to explore a multi-level, flexible and interesting composite urban space. A multi-energy center has been designed in the middle. the 200,000m2 business area are divided into different themed subareas, and combined with the world-renowned Nickelodeon park to create the extreme sensory experience day and night, and to build a Las Vegas-style theme business in Asia, striving to make every visitor amazed and create a new generation of business model with a strong IP entertainment theme, and build the mall into a new model of theme entertainment complexes in Chongqing and even in China.

No.7鵬瑞天玥廣場

Parkland Tianyue Plaza

Dongguan, China | 東莞,中國

鵬瑞天玥廣場項目位于東莞核心區(qū)域,包括住宅,辦公及商業(yè)。由深圳灣一號的執(zhí)筆者集結(jié)多個世界一流的設(shè)計團隊整體打造。CRTKL擔(dān)綱設(shè)計了本項目的藝術(shù)中心和商業(yè)部分。其中,集中商業(yè)的裙房部分是經(jīng)典的商業(yè)綜合體設(shè)計,高效的一字動線,串起多個豐富立體的主題空間。入口中庭內(nèi),層層退臺延升至室外,景觀相互滲透,環(huán)境休閑適宜。裙房的屋頂花園聯(lián)系9個獨棟商業(yè),形成活潑的商業(yè)街區(qū)。建筑立面以形體變化結(jié)合富有韻率的龍鱗表皮,寓意龍舟騰飛。通透的玻璃盒子入口非常具有標(biāo)識性,同時又展示了美好的內(nèi)部空間。規(guī)劃上以下沉廣場聯(lián)系地下商業(yè)和住宅區(qū),以連橋聯(lián)系藝術(shù)中心和集中商業(yè),結(jié)合高品質(zhì)的業(yè)態(tài)組合,共同助力本項目成為東莞的幸福感標(biāo)桿。

Parkland Tianyue Plaza, located in the core area of Dongguan, including residences, offices and business, is designed by the designers of One Shenzhen Bay together with multiple world-class design teams. CRTKL was responsible for the art center and commercial part of this project. The podiums, which is the primary business area, is a classic commercial complex, with an efficient moving line connecting multiple rich and three-dimensional theme spaces. In the atrium at the entrance, setbacks are designed to extend all the way to the outside; the landscapes are interconnected, creating a relaxing and comfortable environment. The roof gardens of the podium buildings connect 9 separate commercial buildings, forming a lively commercial block. The facades surface is built in the shape of a soaring dragon boat covered with scales. The transparent glass box entrance is very iconic, and shows the wonderful interior space. A sunken plaza is built to connect the underground business and the residential area, and a bridge is built to connect the art center and the centralized business. These features, together with the high-quality business forms, have turned the project a benchmark of wellbeing in Dongguan.
